About a week,
start to recorded.

A Florida land trust, with DeedWarden as trustee, puts the trust's name on the county record instead of yours. Flat fee, fully remote.

  1. 01 · Day 1 · 10 min

    Intake

    You

Tell us about you and the property online. We verify identity and authority.

Buying or already own, the county, and the property type.
Who the beneficiaries are. These names go in the private trust agreement, not on the public deed.
Who is preparing your documents: your Florida attorney, a referral from us, or documents you already have.
Nothing is filed and nothing is charged until we confirm a land trust fits.
  2. 02 · Day 2–3

    Documents

    Your Florida counsel

Florida counsel prepares the trust agreement and deed. We can refer you.

DeedWarden is the trustee, not a law firm. Your trust agreement and deed come from Florida counsel you retain.
If the property is your homestead, counsel can draft the trust so you keep the right to live there.
  3. 03 · Day 3–5

    Trustee accepts

    You + DeedWarden

You sign remotely. DeedWarden accepts as trustee of record.

Signing happens through remote online notarization. No trips to Florida needed.
Buying? Closing coordination gets the trust onto title at closing.
  4. 04 · Day 5–10

    Recorded

    DeedWarden

The deed is recorded with your county and the trust shows on the record.

The county record shows the trust, with DeedWarden as trustee of record.
From then on, mail, calls, and notices go to the trustee. Urgent notices are flagged to you.

After it’s recorded, we stay the trustee.

A yearly trustee fee covers the trustee of record, a designated address, call screening, and urgent-notice alerts. See the fee schedule →
