Land trust vs LLC

Two common ways to keep your name off a deed, and how they differ.

Many investors use both. A land trust is mainly about privacy and transfer, not liability protection. Talk to your counsel about liability.

What the public sees

With a land trust, the deed shows the trust. With a Florida LLC, the deed shows the LLC, and its managers are listed on Sunbiz.

Homestead

A land trust can fit a homestead home when it is drafted for it. An LLC generally does not.

Cost and paperwork

DeedWarden publishes flat fees: one onboarding fee per trust, then a yearly trustee fee. An LLC means formation and an annual report for each entity.

DeedWarden is not a law firm and does not provide legal or tax advice. Talk to Florida counsel about your situation.
